United Dominion Realty, a real estate investment trust, has agreed to a $3 million class action lawsuit settlement resolving allegations of charging unlawful late fees to California tenants. The lawsuit argued that the $100 late fees outlined in United Dominion's rental agreements were in violation of Californian law, leading to an unfair financial burden on tenants. Although United Dominion has not admitted to any wrongdoing, they have settled the class action lawsuit in order to resolve these claims. This lawsuit impacts California residential tenants who were charged or paid one or more late fees by United Dominion Realty between August 12, 2017, and October 24, 2024. Current tenants will automatically receive a settlement payment, while former tenants are eligible for payments but must submit a valid claim form by March 3, 2025. The final approval hearing for the settlement is set for April 2, 2025.
